Specialist real estate finance provider Maslow Capital has announced the successful completion of an £18 million development finance facility to support Citu, a pioneering developer known for delivering sustainable, high-quality residential schemes across Yorkshire. The funding will facilitate the completion of a 87-unit residential development, District Lofts, in the Climate Innovation District, Leeds, one of the UK’s most ambitious low-carbon regeneration projects.
Overlooking the River Aire in Leeds’ South Bank, the Climate Innovation District seamlessly blends city convenience with peaceful riverside surroundings, creating a vibrant new neighbourhood just 10 minutes from the city centre.
The scheme will comprise a mix of one, two, and three-bedroom apartments, including seven affordable units, contributing to Leeds’ housing supply amidst a growing undersupply in the market. The development is part of a wider 955-home masterplan that will deliver a net-zero residential district supported by an aligned leisure offering and multigenerational building, including a school and care home.
Citu design their schemes with Passivhaus principles in mind. To achieve high sustainability standards their homes feature triple-glazed windows, mechanical ventilation heat recovery systems, and airtight construction methods minimise energy consumption. Additionally, sustainable drainage systems enhance water management.
Construction of District Lofts is underway, with completion anticipated in Summer 2025.
